Tenancy: Tenancy runs until July 28th but can be extended for another year at that point. You'd join the contract with the current tenants.
Benefits + references etc: The agent/landlord require new housemates to either be in full-time work or to have a guarator who earns 4x the rent per month. Previous landlord reference is also required.

Transport: 2 minutes away from Northumberland Park train station so easy access to east/central London – Tottenham Hale (2 mins), Stratford (13 mins), Euston (17 mins), Oxford Circus, Liverpool Street (20 mins), Victoria (25 mins).
The 476 bus to King's Cross and 341 to Waterloo depart from across the road. White Hart Lane and Bruce Grove overground stations are a 20-minute walk away.
Shops: 2-minute walk from a Tesco Express. 15-minute walk from big Sainsbury's and Tottenham High Road, which has lots of shops and food places.
Accessibility: The room is located on the first floor, up one narrow flights of stairs with a total of around 15 steps. There is no lift in the house and no intercom. The ground floor has no steps and features the kitchen, living room, dining room, and bathroom on the same level. There is a step up into the shower, however, and step over the doorway into the back garden. There are currently no adaptations in the house. The house has no concierge or security. The house is scent-free. Pets are not allowed by the contract though there is a cat in the house currently. Any pets would have to be hidden during any inspections.
