Large double room in N17 - good transport!

Hi, due to personal circumstances I’m looking for someone to replace my tenancy for my room anytime from now (i can be super flexible with this!) until the 10th September 2026 (this is when the contract runs out, can then be renewed for another year).

About the house:
Bill are £84 every month for uncapped gas, electricity, water and wifi
Huge house with large private garden, large double bedroom and shared kitchen. Separate lounge area too! The room is at the back of the house upstairs and faces onto the garden, so it’s very quiet and no disturbing noises. Comes fully furnished (except desk and bedside table). Fully double glazed. Full bathroom shared with 3 other housemates (as top bedroom has ensuite), plus another separate toilet downstairs.

Current Flatmates:
4 very respectful flatmates in their 20’s, all super clean and tidy. Kitchen is never dirty.

Transport:
10 min walk to overground (Weaver Line) that takes you to Liverpool Street in under 30 mins. Or can get quick bus to Victoria Line and Piccadilly line. Bus stop is 4 min walk from the house.

New flatmate preference:
Landlord is looking for someone in their 20’s who is respectful, reliable and easy to live with/ has lived in a houseshare before! Need to be able to provide a guarantor (although this doesn’t need to be UK guarantor - can be from abroad). No pets and non-smokers only. There is a £200 holding deposit, then total deposit is one month’s rent (£750)

The landlord is very responsive and easy to message, quick at replying (he manages the property himself and doesn’t use estate agents which is a pro!).
