Double bed room available

Dear future flatmate,
I currently live in this property with my mum. It’s a 2-bedroom flat, and we are renting out my mum’s room. The room is fully furnished with a double bed and a walk-in wardrobe.
We are looking for someone who is clean, respectful, and friendly. During the week, both my mum and I are usually out—she works as a chef, and I am a nursing student at university.
I also want to mention that I am a lash technician, so I occasionally take clients at home. This will take place in the living room, which is now being used as my mum’s room.
