Thanks for looking at my ad. The flat has just been refurbished, including new furniture throughout. The available room is a lovely bright double with 2 large windows overlooking the garden. The room has a massive double wardrobe and will come with a new double bed, unless you want to bring your own bed and/or mattress.

The flat has a modern kitchen with a gas hob, fan oven, washer/dryer, fridge/freezer, cooking utensils and crockery. The bright spacious living room has an attractive wood floor, 2 new sofas, new 40' tv (with virgin cable package), and a folding dining table that can seat up to 6 people. The garden is compact but south facing so it gets lots of sun and includes new garden furniture and bbq (I am currently sorting the garden so it will be a lot more pleasant than the photo). There is free on-street parking directly outside the flat with no problem finding a space.

The rent includes all bills: council tax; virgin broadband (50M) & cable TV; gas; electricity and water. There would be no agent's admin or reference fees.

Seven Sisters station (Victoria line) is 15mins walk or 5mins by bike. Bruce Grove overland station (trains to Liverpool St in 20 mins) is less than 5 mins walk.

The flat is situated 5 mins walk from two lovely parks and Tottenham town centre and its easy to get to Hackney, Stoke Newington and Green Lanes for eating and drinking. There's also a handy local shop and ATM 500m away.

A bit about me:

I'm 34 years old, easy going, work for a local authority, and have lived in flat shares for the last 16 years. I recently bought the flat and have just finished refurbishments. I have been living in Hackney for the last 10 years but am really enjoying living in Tottenham. I love: music (reggae, dub, funk, dnb, house, rock, blues and more), gigs/festivals, sport (cycling, tennis, running, snowboarding, football), cooking/bbq (like to have people over to eat every so often), growing food, documentaries, art, and science. I'm not really a fan of mind numbing tv, pop music or pop culture.

I'm looking for someone who is friendly, clean, easy going and used to sharing a flat, ideally 27-40yrs old.
