Hey folks! I have a room available from the 10th of August through to the 30th of September as I am moving out a little earlier than the end of the tenancy, due to sadly leaving London. The landlord is aware of the sublet and has given me the go-ahead!

The short of it:
-Double bed, room is quite small but plenty of storage space available
-One bathroom, one extra toilet downstairs
-Huge living room with adjoined kitchen
-Garden with shed
-Loads of free parking
-Great location, plenty of transport links
-£746pcm including all bills, council tax (band C) and broadband
-August will be at a reduced rate due to late start date (August 10), September at the full rate

The room is listed as a double since the bed is sized as such, but I won't mince words here - It is on the small side, as you can see from the pictures. That said, the area next to the bed and the record shelf in the image will both be cleared out, which definitely opens up the space quite a bit. Not pictured is the wardrobe and drawers within it, there is good space in there for clothes and plenty of space under the bed for extra storage if needed, and you have priority in the cupboards on the landing/storage under the stairs.

The living room and kitchen are lovely and there is plenty of space to work downstairs if you're a student or work from home. You have a full shelf in the fridge and half a freezer drawer. We also have a rear patio and garden that are fantastic suntraps in the afternoon, though the bottom of the garden has been somewhat overtaken by a rogue buddleia!

There is a main bathroom, and an extra toilet downstairs. You'll mostly be sharing the bathroom with two others, since the couple living in one room have a shower in their room.

The current tenants are a great bunch and a mix of creatives. There is an Australian couple who are both art students, an Italian music student and an English actress. Everyone also has other jobs, but it's quite rare that you'll be the only one home. While you'll definitely have time for yourself, it's a very friendly house that loves to chat and hang out when they can! There is the occasional film night and our resident Italian is often spinning records on his turntables downstairs.

Transport links are fantastic here - We're a 15 minute walk from Tulse Hill Station, and it's 15 minutes on the bus to Brixton Station. Streatham, Norwood and Herne Hill are all close by and Brockwell park is a ten minute walk away! There are plenty of supermarkets and gyms close by too. The house is very close to a few schools and the local community centre.

If you have a car, there is loads of free parking just outside the house.

As much as we'd love to, we unfortunately cannot accept any cat owners as someone has a major cat allergy! Couples also are unlikely to be a good fit, just down to the size of the room.

As the start date is set for August 10, the first nine days of August will be stricken from the total rent on the first month. The current tenancy ends on September 30th but there is likely the potential to stay on for the new tenancy.
