Double ensuite room in flat with jungle garden

Hello. My flatmate Kyle and I are looking for a new person to move in to our large garden flat in Tulse Hill (SW2 3DF) from mid August.

The room on offer is a double bedroom with its own ensuite/ shower room, in a large 3/ 4 bedroom home with living room with Samsung Frame TV, main bathroom with a deep jacuzzi bath/ shower and Japanese WC and a large jungle style south-facing garden with a sun terrace, pond, summerhouse and a separate one bedroom garden building that the flat owner (Jamie) uses, though our friends/ visitors can use when needed too.

The Victorian conversion flat is located in Tulse Hill, a few mins walk from the Thameslink Zone 3 station with fast journeys to London Bridge, the City, Farringdon, Kings Cross & Gatwick, and we are a 10min bus ride from Brixton tube station (Victoria line) and there will soon be an express bus to Clapham South tube (Northern line) taking 8 mins. There are nice pubs, cafes, restaurants, Picturehouse cinema, library and Anytime Fitness gym a short walk away in Tulse Hill/ West Norwood.

We are mid 30s to early 40s professionals working in property/ construction communications and event management. Whilst we are both sociable and outgoing we don't tend to bring the party home though do host things like games nights and BBQs from time to time. That's us in the profile pic - flatmates not a couple :-)

The flat is a friendly place, we get on and spend time together but enjoy our own space and as the flat is large (1100 sq ft) and the garden is huge (2500 sq ft plus summerhouse, separate dining / work pod and garden office) there's plenty of space to do your own thing.

The rent is £1000 per month with bills being all inclusive at +£150pm, and a month's deposit is required to move in. There's fast broadband WiFi, Paramount+, Amazon Prime, Netflix, Disney+ plus smart home features and a cleaner comes weekly for 4 hours including cleaning the bedrooms, other tasks as required.

To fit in with the household, we're looking for a 30s to 40s gay male, who works full time with 1/2 days a week working from home, though relatively flexible. There's a garden office pod with workspace, WIFI etc.

The room is available from mid August 2026.
