Hi! I’m moving to Edinburgh and looking for someone to take over my lovely sunny room in Tulse Hill. I’ve lived here for nearly two years and genuinely had a great experience.

• Brand new bedding provided by landlord (you can choose the style)

A really cozy space — perfect for relaxing, especially with sunlight coming in during the day.

• Warm in winter (heating set around 22°C automatically)
• Comfortable in summer (only need a fan during hottest days less than 10 days per year)
• Fully equipped kitchen: coffee machine, air fryer, rice cooker, etc.
• Washing machine, dryer, iron, printer included
• All bills included (even shared household items like toilet paper)

• Large park nearby
• Big Sainsbury’s within walking distance

• Friendly Italian live-in landlord (easy-going and helpful)(stay in the studio in the garden has his own toilet etc)

• Overall very quiet and respectful household
