Big double room with balcony in Turnpike Lane

Hi everyone,
We are renting a big double room in a 3 bedroom flat in Turnpike Lane from 1st September 2019.

Rent is £515 per month plus bills- that’s around £600. Water bill is not included and paid yearly.
You will have to pay a deposit of £433.33 and a month in advance. The new tenant will have to sign a contract for a year, meaning he will have to pass an agency credit check. No students, please!

The room:

This room has loads of storage (check the massive built in wardrobes!), a metal table with a chair, an IKEA kallax 4x4 unit and a big and comfy double bed. Also, you will have access to a terrace (we usually use it for bbq's during summertime and a space to chill)

The house: The common areas would be the kitchen and the bathroom. The kitchen is well equipped - kettle, fridge, freezer, microwave, washing machine/condenser dryer.
In the bathroom, you'll find a bathtub where you can relax after a hard day of work. Please note this flat doesn´t have a living room.

Location: 7 min away by walking from Turnpike Lane Tube Station (Piccadilly line - with 24 hour tube at weekends!). We have Hornsey Train Station around the corner as well and Harringay Green Lanes overground station 10 min away by bus. Buses: 29, 41, 67, 123, 141, 144, 230, N29, N41, N91, 121, 184, 217, 221, 231, 232, 329, 444, W4.

The flatmates: James and Freddy are both professionals under 30. Freddy is more relaxed, whereas James likes going out to gigs and socializing, but also up for chilling and watching a documentary.

What we are looking for: Someone cool, that might be able to do something else than live inside his room. This is a sociable (but respectful) house, meaning you can do what you want unless you're not being respectful to the other people in the house. We are also looking for someone clean (we stick to a cleaning rota)
