En-suite Double Room in cosy well located flat

Sadly, one of our flatmates has to move out, so we’re looking for a tidy, friendly flatmate to take over the contract from 25th August.

🛏️ The Room:
* The room is £870, and bills come up to £120 per person per month (including water, wifi, gas/electric, and council tax, which is Band D)
* Private half-ensuite which includes a shower and a sink
* Includes a double bed and a wardrobe. Enough room for a desk and other bits of furniture
* The room is on the opposite, quiet end of the flat overlooking a garden, and it doesn't share a wall with any other bedrooms

🏠 The Flat (accessibility details included):
* Modern flat in a Victorian residential building (all the neighbours are so lovely, we have a shared group chat :)
* The main living space is open kitchen, dining, sitting room with new carpets. There are no steps in the actual flat
* There’s one step before you get into the house and then 15 stairs to get into the actual flat
* There’s an intercom system for security with video
* We have a TV with all the subscriptions you can imagine on it

📍Location - Turnpike Lane:
* We’re 8 minutes away from Turnpike Lane (Piccadilly line) and Hornsey National Rail Station (amazing to have, can get to Moorgate in 20 mins)
* We’re also super close to Crouch End (lots of cute charity shops, pubs and cafes, ArtHouse cinema, Picturehouse)
* About a 15-minute walk to get to Alexandra Palace for park days
* Just a few mins away from Tesco and HUGE Sainsbury’s. Also Lidl is just a 10-minute walk, and a new grocery store opened up across the street which is open daily until 2am!
* 7 minutes to Wood Green Mall (Boots, TK Maxx, B&M, etc)
* If you don't know Turnpike Lane/Green Lanes, there are so many amazing spots close by, so please give us a shout about things you're looking for!

👭About Us:
* Josie (she/her) is 30, white, queer, neurodivergent and Canadian. She works for a non-profit arts foundation and in her spare time likes to go to the cinema, charity shopping, gallery hopping and reading tarot. She makes an amazing cheeseboard. Has lived in the flat for 4 years and has loved it.
* Federica (she/her) is a Video Editor for a non-profit arts organisation. She loves reading (with a weakness for special edition books), crafting, and cosying up with some knitting or crochet in the winter. She also enjoys a fun boardgame night!

⭐ About You:
* We live far away from our families, so we want someone who really understands that this place is a home!
* We’re both out a lot for work and socialising, but when we’re home together we always love to chat and hang out, with a balance of also wanting to have some quiet time.
* We all currently have desks in our bedrooms and work from there; ideally you'd be happy to have a desk in your room. But of course we'll sometimes work from the dining room, just to get a change of scenery :)
* Preferably in their late 20s or early 30s
* We’d also like someone who is a good communicator and has great relational ethics (we all look out for each other!)
* LGBTQIA+ home, so it would be great if you identify with this!
