Lovely room in four bed house

Lovely double room on the ground floor for rent. I am looking for someone to take over my year-long contract, ending in Sept 2025 (name is changeable on the contract so no stress there). It would be a great fit for a professional, preferably female but flexible on this.

Details:
Date = Fairly flexible as I am in the middle of my contract, so we can discuss dates that work for all parties. Ideally it would be around the 20th December. Contract runs until Sept 2025.
Rent = £650 pcm
Bills = Water billable every six months (April and October); Energy £123; Council Tax £204; Wifi £25 all pcm (bills split between the four tenants)

About the room:
Spacious double room. Furnished with bed, set of brown drawers and white wardrobe (other furniture pictured will not be there). There are two big drawers for storage under the bed too. On the ground floor with door leading out into the garden. It is NOT an en suite, but the three other housemates primarily use the bathroom upstairs, so you may find yourself, as I have, with a bathroom only you use....but I can't guarantee the continuation of this arrangement!

About the house:
Spacious four bed with good sized, cosy living room. Very clean kitchen with lots of cupboards and two fridges shared between the four tenants. Two bathrooms, one upstairs and one downstairs. A garden and patio and little space round the side for bicycle storage if needed! Shed down the bottom if you did have larger items - like furniture - that you needed to store

About the flatmates:
- One woman who largely works from home, enjoys making coffee in a teeny pot, likes travelling and hiking and recently has taken up tango. She is very sweet and welcoming and nice to watch movies with!
- Two guys, one who spent several years studying Business in France and can speak three languages! He likes cooking and genuinely all his food smells amazing. He is also very considerate and kindly.
- And the other is a guitar teacher and also makes great looking food! He is also very friendly, easy to chat to.

About the area:
It is super convenient. Behind Wood Green Mall so all of your shops are accessible. You have Tesco's and Sainsburys and the big Morrisons. The cinema is just up the road too. Connectivity is great: 5 min walk to Wood Green, just under 10 mins to Turnpike Lane (both on Piccadilly line of course); about 10-15 mins walk to Hornsey (Great Northern line which takes you into the centre). Many buses so really you can get where you need to be! You are really not that far from Alexandra Palace either - huge green space, excellent for getting fresh air and trees
