Stoke Newington Church Street and Upper Clapton High Street are both a 10-minute walk with plenty of restaurants, bars/pubs, cafes and independent shops. Outstanding parks in the area are Clissold and Springfield Park (alongside the Lee Valley Canal and Regional Park) and there is the wonderful green space of Abney Park in between.

The bills - gas, electricity, water, council tax (valuation Band C) and broadband are extra and typically work out to £160 per person per calendar month. The flat has good broadband, the kitchen includes a microwave and washing machine (+ kettle, oven, hob, fridge, toaster) and the bathroom has both shower and bath.

The flat is close to myriad bus routes (2 mins & 5 mins walk) and is well connected to the city and central London. Stoke Newington Station, Rectory Road & Clapton stations are 5 to 10 minutes walk away. A 15-minute bus journey takes you to Finsbury Park where you can get the Victoria or Piccadilly line. The 73 bus route ends and starts on the common - very convenient. There is usually plenty of parking on the street.
