Description

I am looking for someone to take over my room as a lodger for my remaining contract term of 6 months from 01-Sep-24 to 28-Feb-25. There is a possibility of signing on for a further year as a tenant directly from the landlord.

The rent is £607.63pcm and includes weekly cleaning and garden maintenance fee, council tax, tv license, wi-fi broadband, and Thames Water “Budget“ water bill. Gas/electricity bills are to be billed every 3 months, pro-rata to your tenancy term. Additional water is billed separately and deposit is one month's rent.

The House
The house is a three-storey Victorian terraced house, within 6mins walk to Clapton Station, 10mins walk to Rectory Road Station, 20mins walk to Hackney Central Station and at the intersection of many buses, which take you to Manor House Station (Piccadilly) and Finsbury Park (Victoria & Piccadilly). We are also 15-20mins walk away from Dalston, Stoke Newington Church Street and Clissold Park and Leisure Centre.

The house has high ceilings, well-equipped kitchen/dining, a living room with 49” TV and a flowering garden at the back where you can store your bike and hang out during summer. We have one bathroom with a toilet and a shower-over-bath and a wash basin, plus there is a separate step-in-showerroom and a separate toilet with a hand basin.

The house is managed by a private landlord licensed by London Borough of Hackney. The landlord is very helpful and with prior notice, does conduct a 3-monthly check up on the house and the bedroom.

The Housemates
The house is an LGBTQ+ friendly household and you will be sharing the spacious house with four housemates: Nick, Aicha, Anna and Gianne, friendly professionals over 30s working in journalism, healthcare/policy and film VFX industry, with interests in the arts, culture, TV shows and documentary, and food. We have been living together for almost two years and get along well. It is not a party house and the housemates respect each other’s needs and boundaries to create a chilled, peaceful and tidy space.

The Room
The bedroom is a cosy double bedroom on the second-floor overlooking the garden. The room measures 3.3x2.5m, carpeted with a double-glazed window and a radiator. It is furnished with a double bed frame, a mattress, a dresser and a wardrobe, with built-in shelves.

Accessbility
Unfortunately, the house is not accessible friendly. From the pavement, there are 2 steps to reach the porch. Through the porch into the entry hallway, there are 4 steps down to the bathroom/shower room/toilet and also 17 steps up to the first floor landing. From the first floor landing, there are 7 steps up to the second floor half landing, and 2 steps down into the bedroom.

You
We are looking for a mature, non-smoking, responsible and considerate single (one person) working professional, in their 30s, who is social and pro-active towards contributing a positive and clean/tidy living environment for each other. We do have a cleaner who comes in weekly, but we feel it is important that everyone does their part around the house and shares the responsibilities of keeping the house tidy on day-to-day basis. Ideally you will not be working from home, as we like to keep the living room as it is for everyone’s enjoyment. Pets are unfortunately not allowed.
