Amazing dbl room in 2 bed flat

Hello SpareRoom folks,

I’m moving in with her best friend so my lovely flatmate is looking for a friendly and considerate buddy to take over the vacant double bedroom in this recently renovated 2-bed flat.

The room would suit someone mature, chilled and tidy. Someone who wants to contribute to and be part of a homey environment but also keen to share the occasional dinner / glass of wine!

THE FLAT
It’s a 2-bed flat that has been recently renovated so pretty nice and clean and also mould-free (rarity in London!).
The flat has also wooden floors and double glazing – It gets warm pretty fast in the winter.
Rooms are on the lower floor as well as the bathroom while the upper floor offers a good size open living room/kitchen (with washing machine/dryer).
The living room comes with a 50” TV and speakers – Ideal for watching Netflix/MUBI !
Living room & kitchen are furnished.

THE ROOM
The room is a good sized double room that comes part-furnished (bed, bedside table, clothes rail). Two windows make is pretty sunny in the morning. It also comes with a nice little storage space.

I will move out June 1st but there’s the option to sublet the flatmates Room from 22nd April with flexibility for a later move-in date. He’s working abroad till then.

LOCATION
Located 2 mins walk from Clapton Overground station and a few meters away from 253/254/106 bus stop, the flat is close to organic shops and local supermarket Clapton has to offer.
Hackney Downs park is less than 10 mins walk away, perfect for running and working out. Also BLOK gym is just across the street.
We're close-by to a bunch of great restaurants, cafes and pubs - The iconic Crooked Billet and Clapton Hart are a stone's throw from the door.

CURRENT FLATMATE
34-year-old Italian guy working in films.
Into the arts, movies (of course!), photography, books and travelling. When I’m around I like to catch up in the communal areas, sharing the occasional meal / glass of wine / film but I'm also respectful of my housemate's privacy. Hobbies include street photography, long walks, writing :)

BORING BITS
The rent comes to £875 pcm.
Bills are around £150 depending on the month and that includes gas & electricity, water, council tax (Band B) and Internet broadband.

Some background checks need to be carried out by the agency - E. g. ensuring that the new tenant is in full-time employment and previous tenancy reference check.

Contract will be fixed for the first 6 months.
