Double room in homely Upper Clapton flat!

I'm sadly moving out of London and looking for someone to replace me in our gorgeous 3 bed flat.

The current flatmates are Abbie (29), a producer in the fashion photography industry, and Jess (also 29) who works in knitwear design. They're both super easy going and friendly gals, both into their fitness (gym, yoga), travelling, enjoy going to exhibitions and galleries, mooching about london and eating good food. Abbie and I moved into this flat 3 and a half years ago, so it's safe to say it's a lovely place to be – I'm very sad to be leaving! We're after someone who can fit the vibe of the flat - laid back, friendly, considerate, and clean - ideally in their mid 20s-mid 30s. We like to have friends round for dinner here and there but we really value a calm space, so would be after someone who doesn't usually bring the party back home.

The room comes unfurnished and is £810pm, bills come to about £110pm. We have a large kitchen/living room for hanging out, and a big balcony that wraps around the flat (we're on the top floor). There's also a communal roof terrace that's lovely in summer. We have a couple of cupboards that are great for storage, as well as communal bike sheds in the car park.

Location wise, the flat is just a couple mins walk from the canal which is so beautiful (right next to walthamstow marshes), also a few mins from millfields park. Clapton overground is about a 10 min walk away, where you can get to Liverpool street and the victoria line super easily. It's in a super quiet area so noisy traffic is never an issue!

I'm going to be moving out on 25th Oct so looking for someone to take over the contract on the 26th. Our landlords are super chill, we're in contact with them directly and they'll just ask for a months rent upfront and some proof of earnings.
