Description
*The Arrangement
Availability: Monday night to Thursday night (vacating Friday morning).
Rent: £800 per calendar month
Move-in Date: Available from May 15th (potential for an earlier start).
The Ideal Match: A non-smoking, tidy professional male (35–50) who works on-site in the City/East London and heads home for the weekends.
*The Morning Routine & Convenience
*If you work in the City:
The Commute: A 10-minute walk takes you to Clapton Overground, where direct trains reach Liverpool Street in just 15 minutes.
Fuel Stops: Grab a high-quality coffee or pastry at local favourites like Pekes & Bakes on your way to the station.
Proximity: Perfectly positioned for quick evening access to Stoke Newington (10 mins), Walthamstow (15 mins), or Hoxton (30 mins).
*The Space
Your bedroom has a small double bed, with a chest of drawers a clothes rack and bedside table. The flat itself is a warm, double-glazed second-floor sanctuary sitting right on the edge of the Walthamstow Marshes.
Nature & Fitness: 90 acres of protected nature and the Lea Rowing Club are just 5 minutes away — perfect for a morning run before the office. There's also a Better gym 10 mins away in the Ice Skating Centre.
Local Leisure: Walking distance to great pubs like The Princess of Wales, The Anchor & Hope, and The Crooked Billet.
Community: I have wonderful, social neighbours. We are in a vibrant, family-friendly pocket of Hackney so from time to time you'll hear local kids playing in the shared yard until about 9pm. If you require total silence from 5pm onwards, then this probably won't be for you.
Animal Lovers: You’ll be sharing with me and my super friendly, well-behaved Staffy, Jessie J.
*House Rules & Requirements
Work routine: This is a base for someone working on-site; no full-time wfh/hybrid please.
Professionalism: References and a security deposit are required.
The Home: I value a respectful, mature, and independent living situation. The flat is clean, bright, and adjacent to the River Lea towpath so prepare for the sounds of aquatic birds.
The shared space: Open-plan lounge and (new) kitchen with dual aspect windows looking across the Marshes.
Council tax band is D.
