Looking for a flatmate to co-rent a property at £2,300/month total rent (London). To pass the landlord's referencing checks, applicants should meet the following criteria:
Income: Gross annual income of at least £69000 (based on landlord's 3x annual rent policy). If this isn't met, a UK-based guarantor (homeowner, sufficient income, clean credit) will be required.
Documentation: Last 3 months' bank statements and payslips (post-probation), or if self-employed, SA302s/Tax Year Overviews plus 2-3 years' trading history.
Credit history: No unsatisfied CCJs, bankruptcy, or IVA. Three years' UK address history required.
References: Employer reference confirming salary/role, and a previous landlord reference (UK agency preferred).
Right to Rent: Valid passport or visa proving legal right to reside and rent in the UK — this is a legal requirement.
Property rules: No smoking/vaping indoors, no pets, no subletting.
Bills: Council tax, electricity, and water are NOT included in the £2,300 rent and will be split separately.
Furnishing: The room is unfurnished — bed, wardrobe, etc. will need to be purchased by the incoming flatmate. The property has a dishwasher, washing machine, and tumble dryer. I (the current tenant) will purchase the sofa, table and chairs, cookware/kitchenware, and cleaning equipment (vacuum, mop, etc.). These costs will be split equally between us, with receipts shared for transparency.
