Bright Double Room £700 *Inc All Bills* Sydenham

Welcome to my cheerful mid-century modern home. Your room is a large 6 ft x 10 ft room and comes fully furnished with a new single bed, new clothes rail, masses of storage, a desk and chair, a comfy chair, side table washing baskets and you can use our Virgin Wifi (including all sports packages). I've also bought you your own bathmat and towel and a new set of bedding. There is a separate loo and sink just next to your room which will be yours so though it’s not en suite it’s not used by anyone but you. And there is a door in the hall that you can close so you will effectively have your own complete 'studio' space and be undisturbed. You will have shared use of the kitchen and the upstairs bathroom as well. You are also welcome to sit in the garden. My kitchen isn’t brand new but is fully functional with dishwasher, washing machine and air fryer.

All bills are included (inc council tax, elec, gas, etc.) but I do appreciate tenants who are mindful of the electricity bills and who turn off the lights when they go out.

Our location on one of Sydenham's widest streets is quiet, picturesque and also incredibly easily accessible to central London and if you are at uni most of the London universities. . An 8 minute walk down to Sydenham station (Windrush and Southern rail) or a pleasant 15 minute walk through Wells Park down to Sydenham Hill (South Eastern Rail) give very quick access to anywhere in London and to Victoria in 12 minutes.

There are a wealth of shops, cafes and restaurants on the revamped High Street as well as booksellers, convenience stores, florists and more recently a Starbucks (although we prefer using our gorgeous independent cafes).

We are a quiet Parental household and I work from home sometimes. It will be solely occupied by you and me but my two sons who are both at university do come back for the Christmas Easter and summer holidays. They are very considerate and wont encroach on your space. So much of the time you will be sharing the kitchen and bathroom with just myself and when they are back we can work out suitable timings so everyone is happy.

You may have friends over at weekends but I prefer no overnights unless discussed with me .
