Light & airy double in quiet area & home

Us and the house
Hello, I'm Bex. I'm a friendly working single mum and live with my 8 year old son. Our house is pretty quiet most of the time as it's just the two of us here, not free of energy though, there's plenty of laughter and smiles, and there's definitely (mostly good :D) energy in the house. The downstairs is open plan so full of light and we have patio doors leading out onto our small but lovely garden. Our neighbours are friendly and helpful but not nosy. :D

The room
The room on offer is a small double that is very light (the whole house has plenty of light as you can see from the photos). It is mostly furnished and has a double bed, chests of drawers, a mirror, a folding desk, curtains, bedside table. It doesn't currently have a wardrobe but that's something we can discuss. The bathroom (and toilet), living room and kitchen are all shared. The monthly amount is inclusive of all bills, broadband as well as a cleaner who comes once a fortnight.

Transport
There's a bus stop a 2 min walk from the house and 5 min bus ride to Sydenham station. It's also a 10 min walk to Sydenham station (overground to Canada Water underground in 15 mins) and slightly longer (and partially uphill) to Sydenham Hill station which is lovely and green and goes to Brixton in 10 mins and Victoria in 15 mins.

Who we're looking for
You will be between 25 and 60 and happy to live with a mum and child of 8. My son is a lovely boy and he does have excess energy that he can't always contain so you'll need to be tolerant of that, ideally, you'd even enjoy it even feed off it. If you need a home that's completely silent and devoid of life - this one's not for you! :D It's important that we have some kind of relationship with you and that we get to know you a bit. I don't want us to be ships passing in the night or to feel that you're going out of your way to avoid us. So you must be fairly sociable and willing to put effort into forging some kind of relationship with us - we'll be sharing a home with you after all. You are more than welcome to spend as much time downstairs and in the shared space as you want to. If you come to live with us - it's your space as much as it is ours to spend time in.

The area
The area is quiet and green. There are lots of trees around. There's a beautiful park a two minute walk from the house and we're also a 5-10 min walk from Crystal Palace Park which is big with lakes, boats, a small farm and a great café. Sydenham Woods is a 10 min walk away too and you can walk all the way through to Dulwich. It's part of Green Chain Walk. There's a Spar just over the road that has many essentials, and a TESCO express 5-10 mins away. Sydenham centre is a 10 min walk or shorter bus ride. There are plenty of great quality local cafes, eateries and pubs, most of which are happy to host people who are working.

I work for Defra and my son goes to one of the local schools. I work from home most days but do go into the office as well. I mostly work in the living room but have a desk in my room. There's a desk in the room on offer too.
