As a tenant, you'll be sharing the property with my son and another lodgers. The house features three floors, with the shared kitchen, spacious balcony and dining room, located on the first floor. Our household has fostered a friendly and welcoming atmosphere over many years, and we enjoy casual meals together.

If you appreciate a city-like setting with suburban charm, this location is perfect. The neighborhood is peaceful, with friendly neighbors and ample parking (a permit is required). For cyclists, there's a convenient garage on the property.

Commuting Convenience

Wood Street station is within a 13-minute walk, while Walthamstow Central is a 15-minute bus ride away. Both stations provide easy access to Liverpool Street and Kings Cross in approximately 40 minutes.

Furnishings and Amenities

The room is furnished with a comfortable super king-size wooden bed featuring a high-quality, vi sprung, 3-year-old orthopaedic mattress. Additional furnishings like a single leather sofa, study desk, and chairs can be provided if needed. The room offers ample storage space, including a built-in cupboards.

You'll have access to the shared garden, balcony, and well-equipped kitchen with a dishwasher. The property also features a constant hot water supply from a storage tank and individually controlled central heating for each room. High-speed Wi-Fi is available throughout the house. Laundry facilities, including a washing machine are accessible.

Housekeeping and Shared Responsibilities

We maintain a clean and tidy living environment by adhering to agreed-upon house rules. Housekeeping duties are shared among all lodgers, typically taking about 20 minutes per person per week.

Additional Services and Costs

Bed linen, towels, and guest accommodations can be provided at an extra charge. We also request a small contribution towards broadband and kitchen expenses.

If you have guests stay over there's an additional charge I did not want this place to turn into a hotel.
