Hello,

We're looking for a new single female housemate to share our lovely home in Upper Walthamstow with.
Our home is a terraced house very close to several stations: 11 minutes away from Walthamstow Central (Victoria line), 15 minutes from Walthamstow Queens Road (Overground), and St. James St. Overground (15 mins).
Amenities near us: Walthamstow Village (1 min away), Town Hall (10 mins), the mall/cinema/restaurants/theatre, and markets (10 mins).
The house has a large garden where we like to spend the summer and a large living room for making art, eating dinners and relaxing. We have a cosy bathroom and the kitchen has lots of light and direct access to the garden.

Your room:
It's a large double room with wide windows that offer the best light in the house. The room is at the back of the house & faces the garden, so you'll get the best of nature sounds. You can use a bed (double) that the previous housemate has left behind, or you can bring your own - we'll give it away. The room is rectangular but spacious.
*The photo that you see in the advert is old; the room is currently almost empty apart from the large bed. It can be disposed of if you have your own furnishing.

Us:
There are three of us; 1 male & 2 females ranging from 29-33, involved in different ways in the humanities and art.
-Vittorio manages a comic store and is also a comic artist and true lover of comics.
- Sara works as a bookseller in an esoteric bookshop, sewing and painting a lot. -Alex is an artist and painter with a love of cats and design.
We like to invite people over from time to time (not a party house tho) and we spend time together often on days off and in the evening, be it for a chat in front of nice food or just sharing a cup of tea. We go out sometimes but ultimately our home is our land of peace, basically :)

Who we're looking for:
As you see from the disclaimer, this house is a family home, so we are looking for someone, a female, who wants to be with us and who wants to get to know us, just like we want to get to know you. We love to chit-chat so much, so ideally we are looking for a talkative fellow. Our home is very harmonious and it is our top priority to maintain this.

No smokers, no drinkers (we occasionally have wine or beer but that's it), no drugs. Just someone honest, mature, communicative, responsible, with good manners, respectful of their space and ours, and with a good sense of humour!

You will be a very clean individual. This is non-negotiable.
We want our new housemate to love our house as much as we do. You don't have to be obsessed with cleaning of course, but basic, weekly cleaning/clean-as-you-go is fundamental to us.

We require references from your job and previous landlord as soon as we meet you, as they are important for the contract.
We're looking for someone who doesn't cook meat, so our preference would be a vegetarian.
No people with strong political or religious views, sorry - we just want to live in a peaceful environment where we can talk about things without getting angry at each other.
It's very important that you like cats and don't mind them around as we have a cat, Midnight. She's the sweetest bean on this planet and our beloved baby.

Rent and other:
Your rent is 525 a month (this may change), plus bills. Our bills are council tax, electricity, gas, water and internet. For now, the total comes to around £120 a month, but it has fluctuated a lot lately so it will probably change.
Rent is always paid on the 14th of the month.
