Hello! We're looking to fill a lovely double room in a beautiful house in Upper Walthamstow, available from June 15th.

THE ROOM/HOUSE/BILLS:
The room is a double that has built in shelves and wardrobes, with a window overlooking a peaceful back garden. Although the room comes unfurnished, it's possible to buy the bed frame and mattress off the tenant leaving.
The house comes with a large living room, large kitchen, large bathroom, and a large garden. The rent is £580 per month EXCLUDING bills, and the room is available from the 15th June 2025.
The lease ends in April 2026 so 10 months would be the maximum period, we'd prefer someone to come in for the entirety of the remaining 10 months. Sadly, we can't accept pets or couples.
ABOUT YOU:
We are looking for someone who is autonomous, clean and organised, with great communication skills and good values. This is a sociable house, but we prioritise people who also have their own social networks outside of the house. Hopefully you are also excited to get involved in our vegetable garden project!
BILLS & ADMIN:
Bills range between £100 and £160 each per month depending on the season:
Energy: £25 - 80 (higher in winter)
Water: £10
Internet: £7.80
Council tax: £69.50
The deposit is one month's rent.
HOUSEMATES:
We are three people (ages late 20's-30's), E (she/they), N (they/them) and Z (he/him), in the research, music event, photography and care fields.
Our interests range from traveling, arts & culture, gardening, music, to liberation and social justice. We're looking for someone who appreciates a peaceful and clean environment of house-sharing with good communication skills, and who wants to actively contribute to the functioning of our home.
In terms of lifestyle, we are a relatively social but also very independent household. The house can be lively at times, and more settled at others.

Whipp's Cross bus stand - 5 min walk
Snaresbrook tube station - 18 mins walk
Walthamstow Central tube station - 25 min walk
The house is on the edge of the Epping Forest and Hollow Ponds Park, so it has a lot of access to green spaces nearby. It's also conveniently located for those who like to dwell in Central and East/SE London via the Weaver, Victoria and Central Lines, very well connected to Hackney (10min), Liverpool Street (20min), and Brixton (30min).
