Cosy house with garden 5 mins to district line!

I am a landlord looking for a new housemate for my 2 bed in Upton Park/Plaistow. I need someone to move in from anytime in April, for a 6-9 month contract with possibility of extending after that, but not sure around extension yet. Rent is £950, Bills are not included, and come to approximately £150/month but this goes up and down depending on the heating usage. It's been redecorated since these photos but we haven't had any professional photos done yet! The bedroom is a nice blank canvas with no red curtains.

We would like someone in their 20s or 30s, or a couple is very welcome too. Rent for a couple would be £1150. We need someone who can live with a cat as there is a house cat living there at the moment called Shortcake :D

The house is a 5 minute walk to Plaistow tube station which connects you to Canary Wharf in 4 stops or Whitechapel in 5, and you have Stratford with the Elizabeth Line 2 stops away too! We are the first station into Zone 3 and are super well connected.
West Ham park is a 10 minute walk away, and the Greenway cycle route is 2 minutes away which connects you straight to Victoria Park in 15 minutes.
If you drive, you're well placed to get onto the A12 (7 mins) and the A13 (less than 5 mins).

The house is a newly redecorated 2 bedroom terrace with original wood floors throughout, and the room is a comfortably sized double (3.3x4m) which is south facing so gets some nice light. It's just been replastered and painted and insulated.

There's a bench set in the garden for garden hangs. It's a lush warm garden in summer that is a great environment for growing vegetables - I got over 200 tomatoes last year.

The living rooms got a big comfy L shaped sofa, kitchen has an industrial vibe with a bench shaped table, and the bathroom is clean and white with some gorgeous wood shelves.

There's a gas stove and gas oven with a toasting grill, a counter top dishwasher, and microwave, kettle and dishwasher.

The other housemate is a 29 year old woman who works in publishing who works mostly from home. She's lovely and hilarious and makes good noodles.

She has a cat called Shortcake who is a beautiful fluffy white girl who is deaf and very adorable so we can only accept people who like cats. Shortcake loves to be taken for walks on her lead and she loves to eat Dreamies. She's learnt how to open the living room door herself (very good girl).

There is a bed ready but no other furniture at the moment.

The neighbours are Bryan on the one side who is a lovely man who reminds me of my dad, and a family with two grown up kids on the other side.

The street is very quiet, residential, some lovely trees, and you have (less than 5 mins away) a delicious Turkish shop nearby with an olive counter, and a Co-op bang on 5 mins walk away!

I live in South London but am around for anything needed! Look forward to hearing back.
