Gutted to be leaving this incredible flat in mid/late June. The room is on the 20th floor with amazing views of London and has a private bathroom not used by the other two tenants. Access to private leisure facilities included in the rent. Specific details below:

Room:
- The room comes with a double-bed, desk, two small bedside tables, plenty of wardrobe space, and three shelves. The floor-to-ceiling window offers plenty of light and views of the Thames, London Eye, Big Ben, BT Tower, and Wembley (on a clear day). The room has a private bathroom across a small hallway (3ft away), which the other two tenants do not use (as the other two rooms are en suite).

Flat:
- The flat is modern, spacious, and bright, with a combined kitchen and living area and all modern appliances including a large fridge/freezer, a washer/dryer, two ovens, a large induction hob, a dishwasher, a large sofa, and a dining table. It’s on the 20th floor of the building with excellent views of London all round.

Building:
- The flat is in the Exchange Gardens complex, and as a resident you’ll have access to a consierge service for deliveries, as well as the leisure facilities (included in the rent) which include a small but decent gym, a small pool, a sauna, and a steam room. Secure bike lock facilities are also available in the building.

Area:
- The building is located 6 minutes from Nine Elms tube station (Northern Line), and 7 minutes from Vauxhall tube (Victoria Line), overground, and bus station - so it’s incredibly well connected. There is a huge Sainsbury’s 5 mins away, beside Nine Elms tube, which is a massive plus.

Bills:
- Bills are not included in the rent, and depending on energy usage come to £150 - £175 pcm. The relatively high council tax accounts for the majority of this, the rest is hot water, electricity, wifi, and a cleaner who comes fortnightly.

Flatmates:
- The two flatmates you’ll be living with are 28 and 30 respectively, both full-time professional males who work from the office most of the time. They are seeking someone who works from the office most of the time, to keep electricity bills down.
