Second floor double bedroom in shared house on Kennington Lane (border of Vauxhall and Kennington). 5 minutes walk from Zone 1 - Vauxhall Tube / Bus / Train Station. Victoria Line (Zone 1) Tube - just 4 stops to Oxford Circus. Very regular main line trains to Waterloo, and Clapham Junction. Buses to most parts of London from Vauxhall Bus Station. Also 5 minutes walk to Oval Station (Zone 2) - Northern Line.
The room is approx 3m x 3.5m in size and is available furnished with double bed, plenty of shelves and clothes rails and chest of drawers. Also has it's own basin and mirror in the room. Bedroom door has key operated yale lock.
The room is available from 16th October.
The other sharers are aged 25-40 and all work in Central London.
There is a bathroom and shower room, both with toilets and basins and high pressure Bosch Worcester boiler.
There is also a large shared kitchen / common room with washing machine, cooker, microwave oven, dining room table, chairs and TV. There is a fridge freezer for each person in the house (no shared use of fridge or freezer space)...so in addition to the shared kitchen facilities you will have your own fridge freezer and your own store cupboard for your non-chilled food and utensils (there are also plenty of shared pans and utensils to use).
The bedroom, bathroom and shower room have all been modernised but the kitchen and hallways are not completely modern and because of this the rent is only £700 per month rather than £800 per month. There are no immediate plans to modernise the kitchen and hallways, they are perfectly functional.
Rent of £700 per month includes all bills (Council Tax, Gas, Electricity, Water, Broadband and TV Licence).
Non-smokers are preferred, smokers are permitted but strictly no smoking anywhere in the house, not even in your room. The room is not suitable for a couple. Guests are permitted to stay but for no more than 2 nights in any one week please.
The house is next to the excellent 'Pilgrim' pub and very close to Kennington Green where there are other excellent bars and restaurants. Gladly the pub next door causes very little disturbance to the house. Also just yards away is the large Kennington Tesco Superstore, this also has the benefit of free parking for up to 2 hours (perfect for visitors).
Free parking on Montfort Place a few yards from the house from 6. 30pm - 8. 30am and all day Saturday and Sunday, or buy a parking permit obtainable from Lambeth Council if you need mid-week parking.
Standard AST tenancy agreement for a minimum term of 6 months, a holding deposit of £350 will be required to secure the room (once this has been made this advert will be moved and I will cancel all further viewings) a further £350 deposit will need to be paid on the day your contract is signed. This total £700 deposit you can use to pay for your final month of rent whenever you move out. On the day you move in you will need to pay the first month's rent £700.
