Double bedroom with garden in Walthamstow

Our lovely housemate is sadly leaving us as she's bought her own place, so we are looking for someone new to join our flat. Her room will be available from the beginning of December.

The rent is £487 a month, with bills coming in at approx £110.

The room is a double room with a built-in wardrobe. It looks onto the back garden and is south facing so gets lots of light all day. The bathroom is shared with just one other person and has a bath and shower.

The house itself is big and spacious with a huge kitchen and an open-plan living/dining space. There's also a sofabed for if you have guests visiting. As mentioned, we have a south-facing garden with patio, plus a table, chairs and a BBQ too which is great to use in summer.

Our place is a lovely victorian terraced house which is a short walk from Blackhorse Road station on the Victoria line, and an even shorter walk to St James Street station with Overground trains to Liverpool Street. There's a Tesco Express nearby and 2 supermarkets in walking distance. The lovely Walthamstow Village is in walking distance and there are lots of cool coffee shops/gin bars/breweries and restaurants opening up around the area.

We're also a short walk to the Wetlands and the Lea Valley, meaning easy access walking or by bike into East London along the canals, with Clapton just 20 minutes away and Tottenham also easy to get to.

About us:
We are Chloe and Sophie, we're in our mid-late twenties and working as a nurse and in PR. We've lived in the house 6 months and 2 years respectively.. We both have our own things going on but like to watch TV together when we're about in an evening and sometimes have flat meals / movie nights and drinks at the weekend. We are looking for someone similar who will treat the house as home. It's a big plus if you like wine and trashy TV!

For now we're allowed to continue with in person flat viewings but are willing to do Zoom / Skype viewings if someone would prefer in the first instance.
