Double room in 4 bed house in walthamstow + dogs

Hello!

I have short term let available for a small double room in my 4 bed house in Walthamstow E17. The room is available from 1st January for 3 months only.

The room itself is partly furnished with for a double bed frame + mattress and a chest of drawers. it overlooks the garden and is lovely and bright and sunny. The bedroom is directly next to the main bathroom of the house which has a bath/shower.
The house has a lovely open plan kitchen/living room, with a huge back garden.

You would be sharing with me (owner of house), my fiancé, and one other lodger. I co-own two dogs who are here every other month and occasionally have two cats.
Rent is £750pcm all bills included.

The sort of lodger I would love is someone who loves dogs, and is a professional who does not work from home.

The house is located in upper Walthamstow, a 10 minute walk to Lloyd park, coffee shops and the food market. Nearest shop is just 3 min walk to Co-Op or a 13 min walk to a Huge Sainsburys. There is a bus directly outside which takes just under 10 mins to get to Blackhorse Road tube station (Victoria Line), and Overground.

About me - I'm 33 and im a self-employed 3D artist, I work from home full-time and use the 4th room of the house as an office. I have two dogs, whippets, (Seal & Spider) who live with me every other month.

Tenancy: I am the live-in landlord of the property, the tenancy is up for 3 months. I will provide a lodgers agreement.
References not essential, just want to meet the person and get on with them well!
Rent is payable on the 1st of every month.

House has three levels, ground floor, middle floor, and a loft conversion bedroom at the top.
