E17 Lush loft available, arranging viewings

Hi there

I have a loft room available in my home in Walthamstow, It's a Warner House but it's been fully refurbished. The sofa isn't included but we now have a desk instead, the pictures don't really do the size of the room justice either. All bills included

Looking for a clean, respectful, hassle-free housemate - the flat is a 3 bedroom, with the loft being on a different floor. The household is 1.5 people though, one bedroom is part time occupied by Matt who lives out of London but stays Mon-Wed and occasionally on a weekend. Looking for at least a 6 month tenancy, all being well with the view to extend.

Depending on car emissions, Parking permits are really affordable and can be applied for. Separate living room, kitchen and shared bathroom.

In terms of the location.
- 10-15 mins walk to St James Street overground station with trains to Clapton(3mins), Hackney Downs(6mins) > Bethnal Green(10mins) Liverpool Street (13 mins)
- Lea bridge road station is 10ish mins walk - with trains to Stratford (6mins) (then Elizabeth line)
- 20mins walk/7mins bus to Walthamstow or Blackhorse Raod
- Regular buses (2 services) to Leyton/Central Line 1.5 miles away

Close to Hackney Marshes, Lea Valley canals and Walthamstow Wetlands. Also, Hollow Ponds (i. e. the start of Epping Forest is 1.6 miles away). The neighbourhood is Walthamstow but it has the benefit of being really accessible to Clapton/Hackney the buses run regularly or you can cycle there in no time.
