Hello everyone.
Flatshare with double bedroom available from 09 January 2026... located in a quiet 2 bed, first floor 55sqm ex-Warner flat (with garden).
Very close to Walthamstow/Hackney marshes... and 10min walk from Lea Bridge road station. Also about 10mins by bus to Blackhorse Road station. I used to cycle to my workplace in London Bridge in 30mins.
Your new flat mate would be Jon... a relaxed primary school teacher and all-round nice guy from Bristol, age 41, who loves his gravel bike rides into Epping forest and is partial to an occasional locally brewed craft beer...
Jon has been living in the flat for over 3 years. He is socialable, reliable for intelligent conversation and very easy to interact with but also comfortable in his own space and leads a busy work schedule.
As the owner... I am an Irish architect, living in Germany. I would say the the flat has an 'architecty feel' after I remodeled it a few years back. More recently, new windows were installed throughout the flat.
The free room is approximately 11sqm with original wooden floor boards and a very large sash window facing west over the rear garden. The room comes with built-in desk & shelves, plus a tall open frame wardrobe unit.
Mike is the current resident of this room (since approx 2 years).. and will depart for foreign travels early January. Mike has one or two items of furniture, namely a futon bed and a chair which he would sell to the incoming new flatmate, if desired.
The room rate is £775. Bills are additional, which currently come to £176 per person per month. This covers fixed annual bills such as council tax & water and also Internet. It also includes current approximate costs for usage bills i. e. Energy (Gas & elec). The flat is Council Tax band B.
The preference is a male flatmate between ages 25-50. We like to keep the place neat & tidy. To that effect there is currently a cleaner visting the apartment once every second week. However that is a separate arrangement made by Jon and is something that can be discussed when viewing the flat.
