Description
🏡 Large double bedroom available in a spacious 2-bed flat in Walthamstow Village (7 min walk from Victoria line). Bedroom is technically UNFURNISHED but possibility to buy some of the furniture from current tenant.
📆 Move-in date: 10 December (this is somewhat negotiable by 1-2 days as my flatmate doesn’t have an exact move out date yet.)
💸 Rent (your portion): £1000 excl. bills. The total rent (we are jointly responsible) for the whole flat is currently £1900, but my bedroom is smaller thus the price difference. The contract is currently monthly rolling.
The bills you should consider are electricity, WiFi, council tax, and water. These are all ofc split between us.
No gas bills as no gas at the property.
ℹ️ You will pay your half of the deposit (stated above) to the tenant moving out.

Hi everyone, I'm looking for a flatmate to take the second (biggest!) bedroom in this beautiful 2-bed flat in Walthamstow Village.
ℹ️ Please note the flat/room is UNFURNISHED. Most of the furniture you see is mine (so most living room furniture will stay) but my flatmate will be disappearing with some of the furniture in the photos (mainly the bedroom):
- she might sell the triple wardrobe and double chest of drawers in her bedroom, though, so they may be available for purchase (price to be discussed).
A bit about me:
I’m a professional in my early 30s looking for a new flatmate and hopefully also a new friend 💚 I’m mostly quiet (no loud music etc), but you will probably find me cooking in the kitchen on loudspeaker to my family. I’ve lived in London for several years now, but I’m always up for exploring places old and new. I am an ambivert and so appreciate both time to myself and long, meandering conversations. I’d love someone to chat with throughout the week and maybe the odd film/game night or planned adventure! It is not a requirement, but I love to make a house a home and ideally would find a flatmate who is also interested in occasionally hanging out. If this sounds like you, please message me 🥰
A bit about you (maybe):
You identify as a woman/nonbinary (no men pls no offence), are a professional in your 30s and are…normal levels of clean, tidy, noisy, etc. (Maybe you even have furniture or your own to help replace what my flatmate takes with her 👀👀👀 though this is not a requirement)
No smokers please.
📝 This is an LGBTQ 🏳️🌈, PoC, and neurodivergent safe space 🤌🏻
The location:
🏬 Just behind the flat is Walthamstow Village which has lots of cute restaurants, shops, and bars. The area feels very safe and family oriented (lots of prams and dogs around 😂). There is an Asda, Sainsbury's, Tesco, and Lidl within a 15-minute walk or less.
🚆 Our closest tube stop is Walthamstow Central (Victoria line and Overground), which is about 7-8 minutes away walking. It takes 25 minutes to get to Kings Cross St Pancras door to door and 20 mins to Liverpool Street (if you don’t have to wait 15 mins for the Overground).
Please message me if you’re interested with a bio about yourself and how long you would be interested in renting. 😀
🛑 Please note that this flat is NOT suitable for smokers, pets, or couples.
