1 Bright Colourful Room in 2 Bed Flat Walthamstow

Hi, I’m Benji (they/them) and I’m looking for a housemate to join me in a 2-bed in Walthamstow as my current housemate is moving out to live with their partner. Available to move in from August 31st.

The Flat

It’s in a small block of flats, neighbours are friendly; the flat is beautiful, lots of natural light in all areas; shared living room and bathroom. There’s a small balcony off the living room and common green space for the block. Furnished already, some landlord’s, some my furniture, you're welcome to bring whatever fits. Your room comes with a bed and furniture, shelving, and the last housemate painted one wall green but can revert back to white before you move in if you prefer! Would like to decorate the living room with more artwork and stuff to make it feel like our shared space.

The Flatmate

I’m a 32 yr old queer filmmaker and artist - WFH most days. I like a quiet, tidy home and generally chill in my own space/room to recharge my battery - but am up for a shared meal, having a drink every now and then, a house show we can watch casually (that's a bit sh*t so we don't have be rigid clocking in), and also exploring Walthamstow - marshes, parks and bakeries are banging round here.

The Fees

You’d be taking over the current flatmate’s contract but they’ve paid the first 6 months of the contract upfront already and will have stayed 3 months, so you’d pay them back 3 months till November and then the remaining 6 months on the contract directly to the property manager. We’d get you swapped onto the contract. Here’s what the fees would look like:

Previous tenant half of the deposit = £980.75
Rent for 3 months = (£850 x 3) £2550 (can pay them back monthly)

Admin charges to be added to the contract = £50

The rent is £850/month + ~£160 bills each (see below)
