FULL-TIME STUDENTS ONLY!
I’m a student in a student house share who is going away on an international exchange for my second semester (Feb 1st 2025 - July 1st 2025). I will not be returning to my house share afterwards so I am looking for another student to replace me during this time.
The property belongs to my friend's dad and he will be your landlord. My roommates are a 22M UCL student and a 21M Apprenticeship student. They are both nice boys who I have known for quite some time. The 22M is the boyfriend of my friend, and she will also be staying around in his room during holiday times (she is currently on a gap year abroad).
The rent is incredibly low for London! Rent depends on which of the 3 bedrooms you get and I have the second biggest bedroom. Monthly rent for this room will be £625 (excluding bills) to be paid on the 1st of every month and bills are split between all 3 house mates and paid quarterly. We also have a joined Monzo tab for household expenses such as cleaning products.
The double room (mine) comes with the bed frame, mattress, wardrobe, lamp, and small chest of drawers (these must remain in the room and cannot be thrown out) There is also a large window which overlooks the garden, and you will get great sun all day from this.
The kitchen is also fully furnished so no need to bring utensils (though you can if you wish). There's 1 bathroom with a shower and bathtub, a washing machine, a dyson vacuum, a pantry, a shoe/coat area, a bookshelf, and a connected living room with a TV, sofa bed, and dining table, and an outdoor patio with a bench (smoking is permitted only on the outdoor patio).
The property is in a residential area with young families. We have families on either side of us and our neighbours are very nice. It's a 10 minute walk to Blackhorse Road Station on the Victoria line, so even though it is geographically a bit further from central London, it's actually incredibly quick and easy to get there. I go to uni in Angel and it takes me around 30 mins to get to Angel Station. There's also a bus stop right outside our house with the 158 bus.
We also have 2 Co-ops nearby for groceries, a gym/bouldering place called Yonder which we all go to frequently, a massive Wetlands park area, and it's easy to get to Walthamstow High Street too.
With regards to potential tenants, we are looking for full time students ages 18-25 who are clean, considerate, and can pay rent on time. That's all really. You can bring guests round and throw parties but please be considerate and ask my housemates if it's okay first. They will show you the same courtesy if they are having other people over.
PLEASE NOTE: The landlord may require you to provide a reference (preferably from a previous landlord) and/or bank statements proving that rent was paid on time in the past. This is part of a vetting process to avoid negative experiences with tenants.
Please feel free to message me with any questions! I will be conducting a mini-interview over messages/phonecall with prospective tenants just so I can get a feel of what you are like and if you are suitable for this house share. You are also welcomed (encouraged, even) to take a tour of the property In January where I will show you around and introduce you to my house mates if they are in.
If you want to stay on for the summer 2025, I can have a talk with the landlord and ask. If you are interested in staying on for the next academic year and signing a contract, I can also inquire on that (though the rent may be different, subject to the landlord)
It really is an amazing student property for an unbeatable price and I've had a wonderful time living here for the past 1.5 years, and I hope you will find it just as wonderful!
