A huge double room is up for grabs from December 1st 2025 in our bright and peaceful Walthamstow flat. We're right near Walthamstow Village, packed with bars, restaurants, and arty stuff. Just 15 mins walk in either direction gets you to Wood Street or St. James Street, both buzzing with great coffee spots and even more arty stuff. Also loads of green spaces including the Wetlands, Lloyd Park, and Epping Forest all basically a stone's throw away.

🚆 Great transport links:

• Less than 10 mins walk to Walthamstow Central and Queen’s Road stations
• 30 mins to Central London
• 20 mins to Stratford

🛏 The room:
Unfurnished and massive, with loads of space to make it your own. Bright and airy with plenty of natural light.

🏡 The flat:
Council Tax Band C. It's a modern new-build tucked behind a main apartment complex, super quiet with no one above us. Its all-electric with a fancy eco-boiler that somehow turns existing heat into energy.. just don’t ask me how it works. Bills (inc. Council Tax) work out to around £200/mo each.

We’ve got big windows and skylights dotted around the place so it’s flooded with natural light. Our letting agency is actually great at sorting repairs and maintenance too, which is a rare win for renters!

🌿 Outdoor space:
We’ve got a massive communal area right outside the main door which is perfect for BBQs and sunbathing in summer (although it’s usually just us and the next-door neighbour who uses it). There’s also a private garden if you prefer solo peace and quiet.

🪜 Accessibility:
The front door is raised above the ground, and there are 14 steps leading from the entrance to our flat. There is only a bathtub, no separate shower. Garden is wheelchair-accessible.

👋 About me:
You’ll be living with me, a 36-year-old cis male professional. My current housemate (and best mate of 25 years) is moving out so I’m looking for someone with similar chilled vibes. I’m into horror films and cinema trips, trash TV, TTRPGs and gaming in general, the occasional local pub night, and hanging out for dinner now and then, but I also really value alone time and personal space.

I work full-time with a hybrid setup so split my time between working from home and from the office. I have a 5-year-old Mini Labradoodle, Tilly. She’s a sweetheart so you’ll need to be fine with pups and happy sharing space with her.

🧑‍🤝‍🧑 Who I’m looking for:
Ideally someone around my age, relaxed and respectful, who’s past the party-all-weekend phase. Someone who’s up for a bit of socialising but also appreciates privacy and downtime.

You’ll be a dog person (or at least dog-tolerant!) and most importantly, someone inclusive and respectful of all walks of life. This is a queer household, so an open mind and heart towards LGBTQ+ folks, different cultures, ethnicities, religions, and identities is non-negotiable.
