Large double room with ensuite in 3 bed flat with balcony in Walthamstow 🌿✨🍻

Move in date: 29th October

Hey! We’re looking for a lovely person (or lovely couple) to move in with us to replace our current flatmates who are sadly moving home.

Who you’ll be sharing with:
Leila (She/her) (28) - video producer in the charity sector

Caitlin (She/her) (28) - Children’s physiotherapist working full time for NHS

📍Location: 10 minute walk away from Walthamstow Central with the Victoria line (first stop so you always get a seat on your morning commute!) and overground. Queens Street and Wood Street are also close by for other overground routes, as well as loads of bus routes in the area.

There are multiple supermarkets a short walk away with restaurants and smaller stores just around the corner, as well as a cinema, fun pubs and now also Soho theatre.

We both are busy working full time and enjoy having the flat as a space to unwind after a long day. We love a chat and a catch up, but also appreciate our own space and are respectful of each other’s routines. We both have our own friendships and lives outside of the flat, but would love a person or couple that’s on a similar wavelength, so we can enjoy the occasional flat dinner or pub quiz together (or tv series to binge in the winter).

The room is a large double room with space for a desk. It also has direct access to the balcony and gets plenty of natural light. The room comes furnished with a double bed and mattress.

Move in date: 29th October

Deposit: 1 months rent (through a protected deposit scheme)

The current lease ends in January 2026 but we are looking for a tenant/s that will remain in the flat and sign our new lease with us as a group. Rent is paid monthly and is £1200 for the first three months and will be (unfortunately) going up to £1380 from January 29th onwards.

Bills aren’t included, but are pretty standard in price. We can give you more info about rough costs via message, as the split will differ between a couple or a single person! we also each pay £20 a month for a fortnightly cleaner for shared spaces/ bathrooms.

About you:
You’ll need to meet the necessary checks from the landlord and have proof of income for the affordability assessment via agent for the lease re-sign in January.
