I’m Kev 👋 I’ve got a lovely, good-sized double room coming available soon in my apartment in Walthamstow, and I’m looking for a housemate who’ll enjoy living here and bring a good vibe to the flat.
The space
You’ll be sharing a three-bed apartment with me (and a third housemate to be confirmed later this year). The apartment is split over two floors, so it feels nice and spacious.
* The room: South-facing (lots of natural light!), 4.5m x 2.73m, available furnished, part-furnished, or unfurnished – whatever works best for you.
* Kitchen & living: A decent-sized kitchen and a cosy living space with an expanding dining table (seats up to 6, perfect for dinner parties), a record player, and a big telly.
* Bathrooms: One main bathroom with bath + shower, plus a separate WC.
* Extras: A bit of storage space just outside the room if you need it. Secure bike storage in the garage. Car parking space available (£70/month).
The area
We’re in North Walthamstow, tucked away on a quiet estate that’s surprisingly peaceful for London.
* Nature: Lloyd Park (7 mins walk), Tottenham Marshes and the canal nearby, Walthamstow Wetlands just 1.5km away.
* Transport: Blackhorse Road station is about 10–12 mins by bus (or 8 mins on a bike). Buses #158 and #W11 stop right outside.
* Shops: Huge Sainsbury’s and Morrisons within walking distance, plus a Co-Op on the doorstep.
* Fun: Walthamstow Beer Mile is walkable, and Walthamstow Central is about 30 mins on foot.
About me & the vibe
I’m in my 30s, into cooking, films, and running. I love that this part of London has so much green space nearby. I work in film and from home a fair bit, but I’ve got a separate office upstairs so I won’t be in your way.
I’m looking for a housemate who’s friendly, independent, and has their own thing going on, but who’s also up for the occasional pint or 5 episodes of kitchen nightmares.
The third bedroom will be filled later this year.
Costs
* Rent: £750 p/m
* Parking (optional): £70 p/m
* Bills: Council tax band C – £170 (split 3 ways), electricity ~£66 (split 3 ways), internet £15 (split 3 ways), heating TBC (district heating, not expensive).
* Estimated monthly costs: ~£860 (all in).
I won’t be doing viewings until w/c 6th October. The room is available from the 20th October, but I can be flexible with the move-in date being later than this.
