Description
Hi, I’m Benji (they/them) and I’m looking for a housemate to join me in a 2-bed in Walthamstow as my current housemate is moving back home abroad. Available to move in from December 1st — or even a week earlier (w/c Nov 24th).
The Flat
It’s in a small block of flats, neighbours are friendly; the flat is beautiful, lots of natural light in all areas; shared living room and bathroom. Washing machine in the kitchen. There’s a small balcony off the living room and common green space for the block. Furnished already, some landlord’s, some my furniture, you're welcome to bring whatever fits. Your room comes with a bed and furniture, shelving, hooks on doors. There’s enough room to fit a desk if you WFH, but also welcome to use the living room dining table. It’s currently white walls but you’re fine to paint these any colour as long as you revert back at the end of the tenancy. Would like to decorate the living room with more artwork and stuff to make it feel like our shared space. If needed, you can get street parking with a resident’s permit.

I’m a 33 yr old queer filmmaker and artist - also about to start shift work working for the NHS. I like a quiet, tidy home and generally chill in my own space/room to recharge my battery - but am up for having a drink every now and then, and also exploring Walthamstow - marshes, parks and bakeries are banging round here. I’m regularly away for work or various things so you’ll often have the place to yourself to relax.
Obviously no terfs, no tories etc

The Fees
You’d be taking over the current flatmate’s contract with the tenancy due to renew in May 2026. We’d get you swapped onto the contract with the property manager. You’d need to pay the deposit to the previous flatmate. Here’s what the fees would look like:
December 1st
Previous tenant half of the deposit = £980.75
Admin charges to be added to the contract = £50
The rent is £875/month + ~£165 bills each (see below)
Monthly Bills:
Council Tax band B
Council Tax £177/2 = £88.50
Energy £80/2 = £40
Internet £39.65/2 = £19.83
Water £33/2 = £16.50
