1 Clean Bright Room in 2 Bed Flat Walthamstow

Hi, I’m Benji (they/them) and I’m looking for a housemate to join me in a 2-bed in Walthamstow as my current housemate is moving back home abroad. Available to move in from March 1st. Landlord is selling the flat so you’d be subletting the current flatmate’s contract with the tenancy due to end in May 2026.

The Flat

It’s in a small block of flats, neighbours are friendly; the flat is beautiful, lots of natural light in all areas; shared living room and bathroom. Washing machine in the kitchen. There’s a small balcony off the living room and common green space for the block. Furnished already, some landlord’s, some my furniture, you're welcome to bring whatever fits. Your room comes with a bed and furniture, shelving, hooks on doors. There’s enough room to fit a desk if you WFH, but also welcome to use the living room dining table. If needed, you can get street parking with a resident’s permit.

The Flatmate

I’m a 33 yr old queer filmmaker and artist - have also started shift work working for the NHS. I like a quiet, tidy home and generally chill in my own space/room to recharge my battery - but am up for having a drink every now and then, and also exploring Walthamstow - marshes, parks and bakeries are banging round here. I’m regularly away for work or various things so you’ll often have the place to yourself to relax.

The Fees

You’d be subletting the current flatmate’s contract with the tenancy due to end in May 2026. No contract, but therefore no admin fees or deposit required from you. Availability 3 months: March 1st to May 31st 2026.

The rent is £875/month + ~£165 bills each (see below)
