Double room + bonus study/storage in Walthamstow

We’ve got a lovely double room available in our friendly Walthamstow house for roughly two months, end of December to end of February.

The house
• Bright open-plan living space with a large kitchen (ideal if you like to cook!)
• Cute garden (though unfortunately not the time of year to really enjoy it!
• Upstairs bathroom plus a handy downstairs loo

The room
• Double bedroom, unfurnished (but could potentially be furnished if needed)
• Comes with a second smaller room to use however you like: could be a home office, storage, or a cosy den. Our current housemate uses it as a walk-in wardrobe and she's happy to leave her wardrobe in situ if you'd like it.

The area
About a 10-minute walk from St James Street station, Crate St James, and Beaten by a Whisker (a looovely vegan bakery). Around 15 minutes to Walthamstow Central (Victoria line) and Walthamstow Queens Road stations. Walthamstow’s a great area, with lots going on, and plenty of cafes, pubs and green spaces nearby.

Rent and bills
• Rent: £850 per month
• Bills (excluding energy): around £80 per month (we’re mid-switching internet providers, so the exact figure may shift slightly)
• Energy: paid monthly based on usage. Usually around £30 each in summer, rising to around £60–70 each in the coldest months

You’d be sharing with:
• Justine, 32, works in market research. Partial to a pub trip, long walks, being in the ocean, and unwinding with a book or unapologetically trashy TV.
• Nick, 34, works as a software developer. Enjoys exploring the city, reading in the hammock, and writing fiction; always up for a pub quiz.

We’re both on hybrid contracts, so sometimes working from home and sometimes in the office.

The vibe
We’re both vegan and would like to keep the house veggie… ideally you’re vegetarian or vegan too, or at least happy to only cook veggie at home. We’re after someone who’s friendly, considerate, and wants the feeling of being at home rather than just a bed to crash in. We enjoy a chat or a drink together now and then, but also value downtime and a calm space.

Available from: 30th December (with some flex for a little earlier if needed) to 28th February
