Double room, own bathroom - sunny flat w garden

1 double room available in a 2 bed, split level flat in a Warner house.

My wonderful housemate is moving back to the US and so I’m looking for a replacement. Can be slightly flexible on move in date to a week before / after the date mentioned on the ad.

The flat is a welcoming , homely place and whilst absolutely not a party flat, we do occasionally have friends over for dinner, drinks, games nights, bbqs etc. But we tend to socialise more outside of the house with our own groups of friends.

Looking for someone calm and friendly, open minded and just generally good vibes, someone happy to have a chat in the kitchen or watch a film but also has their own life and friends.

Also someone happy to keep the flat relatively clean and tidy along with me without being too OTT about it all!

I work at a gallery and events space most days of the week and often 1 or 2 evenings a week and weekends I’m often out and about at the lido, spin, going off on a big walk/pub ramble, hanging with friends etc so you’d have plenty of space to yourself too!

Location:
- 3 min walk to Blackhorse Road tube for Victoria Line and the suffragette line (12
Mins to Kings X and 15 mins to Oxford Circus)
- 7 minute walk to St James street for the Weaver line. 10 mins to Liverpool st and half an hour the other way and you’re out in Epping Forest

Tonnes of great coffee shops, cafes, breweries, pubs etc in the area. 5 mins to the high street and the market where you can pretty much anything you need from lots of really great grocers, the ‘big’ supermarkets and lots of local shops that sell all sorts.

A great community sauna has opened just down the road and the flat is only a 15 min walk from the marshes and the wetlands nature reserve.

The flat:
- Large living room that gets the sunlight almost all day
- Separate kitchen/ diner with washing machine, dishwasher, air fryer etc
- really peaceful garden that gets the sun in different spots all day, with 2 seating areas, flower beds, herbs etc
- Central heating
- loads of easily accessible attic storage space

Room for rent:
- A smallish - medium size bedroom
- the bed and mattress ( good quality John Lewis one) come with the room as do the wooden shelves
- the other furniture ( 2 x wardrobes, bedside table, trolley) is my housemates - TBD if you would want to keep some for the room or would rather bring your own things
- with the current set up there is tonnes of storage space but you could reconfigure to what you prefer eg desk instead of 2nd wardrobe etc etc
- room overlooks the garden so is super quiet

It has its own bathroom but it isn’t en-suite, it’s at the back of the house, has bath / shower, toilet and decent water pressure!

No cats sorry as I’m super allergic.
A dog (mr Parker) has been living here so the room wouldn’t be suitable if you have dog allergies

Gas and elec: varies but around £33 each a month in summer and around £45 each a month in winter
