Description
My housemate is moving in with his girlfriend, so his room’s up for grabs. I’m looking for a friendly young professional to join me in September – official tenancy start date would be 19th September, but there’s a little flexibility there if this needed to be sooner.
The flat is a recently renovated upper-floor two-bed on the Warner Estate and feels modern, bright and homely. It’s a genuine home rather than a busy house share, with plenty of shared space including a cosy living room, a private garden area, and a separate office that’s ideal if you work from home from time to time.
The room itself is a good-sized double and comes unfurnished, though my current housemate may be open to leaving his bed behind. Everything else in the flat is already sorted.
Rent: £1000 pcm
Council tax: ~£92 pp
Broadband: £19.50 pp
Water: ~£13.50 pp
Gas & electric: usually around £60 each, a bit more in winter
Tenancy is rolling, and I’m ideally after someone looking to stay a year or longer. If you need to move stuff in before the 19th I can be flexible, and I’ll happily give you a hand on the day.
The area: Lloyd park is around the corner, and both Walthamstow Central and Blackhorse Road are about 10 minutes walk – Victoria Line or Overground – so it’s less than 30 minutes to get into central. There’s a big Sainsbury’s and a Lidl just down the road, a weekend farmers’ market at the park, and plenty of good pubs, cafés, and social events going on locally. If you drive, residents’ parking permits are available through the council.
Me: 29, super friendly and easy going. Work in sales, in the office three days a week and away with work a few times a year. I’ve got a good group of friends nearby so I’m out a fair bit in the evenings & weekends. The flat is pretty calm and I like to keep it clean and tidy – it would be great if someone is the same without being too fussy. Happy to let you do your own thing, but ideally I wouldn’t want to live with a complete stranger!
You: A professional around my age, tidy and considerate, looking for a relaxed home. For referencing you’ll need the right to rent in the UK, an income of at least £26,900 a year, and a clean credit history (no CCJs).
