Our flat is a lovely two bedroom first floor Warner flat in the Lloyd Park area of Walthamstow. It is fully furnished, and is late Victorian, so it has nice big windows and high ceilings. In case you don't know the Warner flats, they were purpose-built at the turn off the century, meaning they're not houses badly divided up into flats but were actually designed as large flats. This means the flat has its own front door (which is much nicer than hearing the neighbours always slamming a shared door!), generous hallway and all rooms are a really good size.

It has a big, bright living/dining room, two double bedrooms, bathroom and kitchen, plus a garden which is shared with the downstairs flat (but which we have our own access to via a back staircase). It is a large flat, approximately 850 square feet/just under 80 square metres. The neighbours are friendly and it's on a nice, quiet tree-lined street.

Lloyd Park is a great area, really friendly and pretty with the park and William Morris gallery just one block away as well as the marshes and Epping Forest within easy reach. I go out for cycles down the forest lanes on Sunday mornings. We're about 15-20 minutes walk or 5 minutes cycle from the tube station (Walthamstow Central on the Victoria line and overground line to Liverpool Street). The Victoria line is really quick to get into town and the overground line handily runs through Hackney to the city. If you drive there is on-street parking (with a residents' permit) and we are conveniently not that far from the north circular and M11.

Walthamstow has its own town centre with a big fruit and veg market and famous fabric shops, a big new cinema, lots of good restaurants and cafes (we'd be happy to provide recommendations!) We have a choice of local pubs, the Bell and the Rose and Crown are our favourites (both 5-10 minutes walk away). They have an interesting and regularly updated selection of beers, the Bell does a great Sunday roast, and an awesome pizza van stops outside the Rose and Crown on Thursday, Friday and Saturday nights. For supermarkets we have Sainsburys and Asda within walking distance, and there's a local organic veg bag scheme with a drop-off point on our street which we'd highly recommend.

The monthly payment of £700 for the larger double room and £650 for the standard double room (or £1300 for the whole flat) does not include bills, we can discuss how best to manage these.

We plan to be away from the 25th of January to the end of July, so this is a six-month rental.
