We are looking for a lodger to move into this spacious room in our house in the centre of Walthamstow. It's ideal for someone who wants their own space, as it is located privately on the top floor of the house with its own en-suite bathroom.

The room is available now - we can be flexible on exact move-in date.

This is a friendly home, not a busy house-share with people coming and going. You’ll be living with just the two of us.

The room has a double bed, wardrobe, desk, and TV. The en-suite bathroom has a shower, sink, underfloor heating, and a bidet toilet. The room has its own air-conditioning, which is useful during summer.

The house is quiet and located on a side road. We have a large kitchen with a dishwasher, and a separate laundry room with washing machine and standalone tumble dryer. During the summer, there is a back garden and barbecue to use.

The location is very convenient for getting around London. It takes about seven minutes to walk to the Victoria Line tube at Walthamstow Central. The two Overground lines (including Queen’s Road - at top of the street) give great access across east London including a quick service to Liverpool Street, plus good access to Hampstead, Hackney, Leyton, Clapton, etc. Walthamstow Village, with its pleasant shops and restaurants, is also only seven minutes away on foot.

We like to keep the place clean and tidy without crossing the line into cleaning obsession - a cleaner visits every two weeks to clean and hoover the whole house, including your room and bathroom.

All bills including utilities, the cleaner, and fibre WiFi are included. The move-in date is very flexible - we are more interested in getting the right person than a set date.

More about us: we are two early-40s professionals. We both work fairly long hours, so the home is a sanctuary from the bustle of the city. We have lived with a lodger for a while and we value having someone around to occasionally eat with or go out for a drink, while still prioritising people's need for personal space and private time after work.

We have one lovely cat - if you’re allergic to cats or don’t like them, then this is not the right place for you.

We are looking for someone who’s tidy, considerate, and employed full-time. You’ll have access to the full house apart from our bedrooms, the study, and the front sitting room.

We are sorry, the room is not on offer to couples, nor would it be a good place for a party animal.

This room would not suit someone who works from home 100% of the time, as your workspace would be in the bedroom.
