Double loft room in Walthamstow Central 2-bed flat

I'm looking for a new tenant to take over a large and bright double loft room in our first floor 2-bed flat. Move in would be from 18th December on a 12month contract.

Rent is £925 p/m not including bills. Bills are £150 p/m on average. The room is unfurnished, however, the current tenant is willing to sell some items of furniture cheaply if needed. The room has 4 (!) very large eaves storage spaces and velux windows on both ends which keeps it nice and bright when the blinds are up. The flat has also been freshly renovated with a brand new fittings installed recently.

The flat is in a beautiful, red brick end-of-terrace on a quiet but neighbourly residential crescent just 5 mins walk from Walthamstow Central Tube (Victoria/Overground) and Bus Station. It's in a super convenient location that's within 3 mins walking distance to all the shops on High/Hoe Street, 5mins from a gym (The Gym Group), a full shopping centre and a large Lidl/Asda. The local area is fantastic with loads of shops, restaurants, pubs, a cinema and a new theatre opening in 2025. The flat is a 10min walk to the desirable Walthamstow Village which boasts boutiques, antique shops, bakeries, award winning eateries and lots of arty spots.

A little bit about me: You'll be sharing the flat with me, Youssra (she/her). I'm a 30yo queer Moroccan/English creative. I've grown up in London and I primarily work in public art galleries. I work hybrid and happy to share with someone similar. I love to read, game and watch good films/silly TV in my cosy times. I also love to eat amazing food so I will be cooking or eating out with friends often. I also am a big one for organising social events so I generally like to spend my evenings and weekends seeing friends or organising with my community. I am a quiet, considerate and tidy flatmate who loves my alone time but a true extrovert at heart so I'm happy to hang out too! Very keen to go on flatmate days out to explore. I'm also a sickly Victorian child (chronically ill baddie) so sometimes I'll be chilling in my room a fair amount during flare ups.

A little bit about you: Ideally woman/NB, queer or queer friendly only. 25-35 years old. You have proof of employment (up to 3months of payslips). You keep things in common areas clean/tidy, are comfortable with keeping up with responsibilities around house related things and want a chill, relaxing living environment. You have liberatory politics and are looking for a safe living haven.

Please note, there are no pets or (indoor) smokers allowed as per our contract. I also have asthma, allergies and eczema so these are triggers for me.
