1 good-sized double room available in a ground floor flat, 2 minutes walk from Walthamstow Central Station. Very secure, with double-locking front door and electronic fob to enter the building.

The flat is in an excellent location, with major supermarkets (Lidl, Asda) 5 mins walk away in the E17 shopping centre, Walthamstow market on the doorstep, and other amenities close by (Cinema, Gym, Post office). Walthamstow central is literally on the doorstep, and you can be on the Victoria line in less than 5 mins, or the overground to Liverpool St. Walthamstow Queens Rd is less than 15mins walk. A short distance to the Walthamstow wetlands for those who enjoy some nature.

There is a shared kitchen/lounge space, with a sofa, TV, and space to eat, as well as the regular appliances such as Electric Oven, Hob, Microwave etc. It's not huge, but with only 3 people here it's perfectly fine, and there's never been an issue with it getting overcrowded. The whole house is gas-free, with electric heating, and a modern eco-boiler.

The room itself is a pretty good size. It comes with a wardrobe, small chest of drawers, and I can discuss potentially leaving the bed also. It's a bit of a weird L-shape, so there's corridor space to the door which is wide enough to put furniture in. The one downside to this room is that it backs onto the alley behind - it's not particularly busy, but there will be early morning deliveries and bin collections which means it's not ideal for very light sleepers. But I've found it fine with earplugs, and other than that its pretty quiet.

Rent is £617/month (payable on the 1st of the month), and bills typically come to about £100 each (inc. water, energy, wifi, and council tax).
