Hi! I'm moving out of my spacious double bedroom at the start of November and looking for someone to take my place in our lovely 3-bed flat.

The Room:
- Fully furnished with a double bed, mattress, bedside tables, lamps, and a built-in wardrobe.
- New bedding and bedsheets provided (from the flat).

The Flat:
- Located in the secure Rams Quarter development with a 24/7 concierge.
- Newly built, spacious flat with a large open-plan kitchen and living area.
- 3 bedrooms in total; one is an en-suite, so you'll only share the main bathroom with one other person.
- Extra storage space in the hall with a cupboard and the washing machine.

Flatmates:
- Johnnie (early 30s), South African, full-time professional who works from the office (he has the en-suite).
- Rose (late 20s), British, full-time professional with a mix of office and WFH days (you'll share the bathroom with her).

They’re both very lovely and have recently moved in so you can get to know each other and the flat at the same time.

We’re looking for someone who enjoys a relaxed, wholesome environment. It's not a party flat, but we do like to have occasional chats, drinks, or dinners together. We also value cleanliness and being considerate of each other’s space.

Rent & Details:
- Rent: £1198.40 per month
- Deposit: £1166
- Bills: around £150 per person per month (depending on usage/season). Wandsworth has the cheapest council tax! Band F.
- Move-in date: 18th November
- Contract: 12 months with a 6-month break clause.

I'll be holding viewings next week (possibly this weekend). Ideally, looking for someone who can move quickly and smoothly through referencing.
