Room to rent in a lovely Wandsworth Flat

After three years of living in this lovely, ground-floor flat, I'm starting a new chapter and moving in with my boyfriend, and looking for someone to fill the spare room.

The flat:
Double bedroom available in this homely three-bed flat in Wandsworth. The room comes furnished with a double bed, bedside table and wardrobe. We have a basement for extra storage, a private garden (a great sun trap on summer's eve), an open-plan kitchen-diner with a dishwasher, washing machine and tumble dryer. You will share a bathroom with one other. Bills are not included, but average between £90-£110 per month.

The Location:
The flat is located between Clapham Junction (20 min walk), Wandsworth Town (20 min walk) and Earlsfield station (15 min walk), and is on the 77 bus route between Tooting and Waterloo. There's a large Sainsbury's and Waitrose at Southside shopping centre (15 min walk) with a Starbucks, Pret, Waterstones, Oliver Bonas, Decathlon, B&Q, TK Maxx and more. Wandsworth common is just at the end of the road, and the river (The Ship) is approx 20-minute walk away. There are lots of lovely cafes down Old York Rd, and Northcote Rd is littered with bars and restaurants.

The flatmates:

Early 30s, females. We are into cooking (and therefore eating), the gym, frequenting the local pubs and watching TV - anything from true crime to Married at First Sight! The flat has a very chilled out vibe and we all have our own friendship groups / hobbies outside of the flat, but we do like to hang out together, whether is testing the latest local restaurant or cooking a roast with all the trimmings on a Sunday. We're looking for someone who's going to be a friend, rather than spend all their time locked away in their bedroom.

You:
Looking for a sociable, kind (and tidy!) female roommate who is responsible about rent and bills (we split everything 1/3 each for common cleaning supplies, toilet paper, etc.) Perfect for a young professional who also shares a love for cooking, going out, watching girlie movies and balancing this with the occasional workout.

When:
Room will be available on December 1st. Heads up, for the Month of December you'll be paying £750 and the rent is increased to £800 from Jan 1st - this has been locked in with the landlord for a year.
