I’m looking for a new flatmate for a beautiful two-bed ground-floor flat on Earlsfield road, London.
Move-in date: around March (current flatmate plans to move out at the beginning of March).

The flat is very large with high ceilings and wooden floors, a big lounge with a working fireplace, separate dining room, conservatory-style kitchen, and a private garden. Excellent location, perfectly situated between Earlsfield Station and Clapham Junction.

You’ll get the larger bedroom, which fits a bed, desk, and large wardrobe. The room is unfurnished, except for a large wardrobe that came with the flat (the landlord is happy for us to remove it if you’d prefer to bring your own). My room is around a third smaller and only fits a bed. The bathroom has a beautiful roll-top bath with legs and a very powerful shower (great water pressure).

Rent: £1,250 per month each (£2,500 total).

We pay the same rent, but there is an important difference:

Because I’m self-employed, you would need to take more financial liability on the contract. The previous flatmate held £65,000 of liability, and I hold £10,000. For this reason, you must:
• Earn at least £65,000 per year
• Pass full referencing with the agent

Bills (approx.):
• Council tax (Wandsworth): £42 per month
• Gas: ~£50 per month
• Electric: ~£50 per month
• Internet: ~£12 per month

Please note: the green sofa in the lounge, the large cabinet in the dining room, and a few other items will be taken by the outgoing flatmate.

There is a parking space directly outside the house, available for your use as I don’t have a car.
We also have bike/storage areas at the side and back of the house, currently used for bikes and boxes.

Dogs and dog owners welcome. The current flatmate has a dog (Penny Lane), who will be moving out with her.



About me

I’m an actor with a few part-time hustles. I work as a bike messenger and also work online. I’m usually out from 7am–2pm, then home from mid-afternoon onwards.

Working from home is possible. Wi-Fi works well in the shared spaces; a repeater would be needed for strong signal in your bedroom. You’re also welcome to work from the lounge, dining room but if you have meetings all the time you might feel comfortable taking them in your room.

I’m laid-back and easy-going, enjoy a chat, but also value my own space. We have a massive TV and I like the flat to feel calm and comfortable. I’m looking for a flatmate who keeps things clean and tidy and is also keen to decorate and make the place feel homely.
