Description
Light and bight double bedroom with it's own bathroom, available in modern two bed flat on St John's Hill/ East Hill from 6th May 2026.
My current housemate will be moving out having bought her own flat just down the road and therefore her lovely room is available to rent from the beginning of May.
THE BEDROOM:
The room is a good size with brilliant ceiling to floor glass windows with a fully opening door, allowing so much light and air in.
The bedroom comes unfurnished, although there is a built in wardrobe. All the furniture shown in the pics of the bedroom will be leaving with the flatmate.
The room currently has a king size bed in there, so does take up a larger area of floor space.
The room also has it's own bathroom - the main larger bathroom within the flat - for your use only as I have an ensuite in my room.
THE FLAT:
There is a good sized open plan lounge and kitchen with a cute little balcony which gets the sun (when it's out) through out the majority of the day - lovely for outdoor lunches and a sunbath! There is also a communal roof terrace for all flats, which would be ideal for a BBQ - still yet to give it a whirl!
Kitchen has all the usual appliances - oven, induction hob, microwave, fridge and freezer, dishwasher and all other bits are mine (kettle, toaster etc).
There is also a pretty much brand new washing machine in the boiler/ storage cupboard too.
Various bits of furniture have been provided by the landlord (sofa and chair, dining table, coffee table and television stand) with the other bits being my own.
Location wise the flat is at the end of St John's Hill with Clapham Junction station about a 7 min walk in one direct and Wandsworth Town station about 7 min walk in the other.
There is also a bus stop right out side the flat, meaning you can get to CJ even quicker when necessary.
St John's Hill boasts lots of nice local restaurants and coffee shops, gyms and yoga studios as well pubs and a handy Sainsbury's Local. Northcote Road is a short walk away and Southside shopping centre also close.
There is parking available through Wandsworth Council - it's street parking in those around the flat. I do have a car so a second parking permit would cost about £240 for the year (I think).
ABOUT ME & FUTURE HOUSMATE:
I'm Charlotte and have been living in London (on and off) for over 10 years. I work in a school in Hammersmith and love pretty much all sport, art and design and trying to make the most of living in London.
I am looking for someone who is of a similar age to me (between 32-38) who is looking for a respectful and peaceful home, and happy to make a new pal along the way too.
It would be great to hang out in the flat together when we're both home.....watch the odd (fairly trashy) series or film etc, keep in touch with each other whilst also having our own separate plans and not feeling in each others way.
The flat is very clean and tidy and stays that way, so someone who respects this is really important.
I work office based 5 days a week with occasional home work and would be great to find someone in a similar position.
BILLS & LANDLORD:
The flat is owned and managed by a private landlord who is really responsive and helpful - we haven't required much from him since moving in last year, but when contacted he always replies right away etc.
Bills: approx £130 per month, this including; Wandsworth Council Tax, Water (Band E), Wifi and Electricity.
The new tenant will have to under go reference checks before moving in and this fee will be paid by the out going tenant.
The contract is due to renew next March (2027).
Hopefully the photos show off the flat and room as best as possible as it really is a lovely space. I feel really safe and comfortable here and really hope to find a new flatmate who can enjoy this as much as me too.
Would love to hear from you if you feel you would be a good fit and we can organise a viewing etc or if you have any questions :)
Thanks!
