Double room available in airy houseplant home

Available: Now. Please note that you would not move in immediately as it takes up to 2 weeks to arrange the contract and protect your deposit.

Rent: £950 per month. One-month deposit. Proof of regular employment required.

Shared: One of the rooms is already occupied by a lovely young woman, Tam, aged 28 and working as a lawyer. She has lived in the flat for some time.

Bills: To be discussed with Tam. All bills are in her name. These are currently approximately £130 per month each, including energy, gas, water, wifi, loo roll subscription and council tax. Bills are variable (as usage changes with the seasons and are generally rising at the moment). A breakdown of charges over the last 2-3 months is available from Tam on request. The breakdown is indicative. Tam keeps a spreadsheet of charges to keep things organised. She pays all the bills and updates the spreadsheet, and you'd transfer her for half each month.

Cleaner: Tam pays for a cleaner, which costs £70 for two cleans per month. That would be split with Tam as well.

Term: Minimum 4 months.

Your room: Your room is furnished with a double bed, mattress, wardrobe, narrow shelving unit and small chest of drawers. There is a shared cupboard in the living room, plus a shared coat peg and shoe rack in the hall. You are welcome to decorate the room however you like. Shelves and artwork on the walls are fine.

Your home: The flat has two double bedrooms (one of which would be yours), one shared bathroom, a kitchen, living room. The kitchen is fully equipped with an oven, fridge/freezer, microwave, lots of cupboard space. Tam is open to sharing her air fryer. The living room is airy, gets lots of natural light and has recently had a fresh lick of paint. The photos are not uploading in sufficient quality to Spareroom, so limited photos have been uploaded. Tam has higher quality photos and videos of all rooms in the flat which are more helpful via WhatsApp upon request.

Message from Tam: I have lived in this flat for three years and I really love it here. I hope to find someone with a similar lifestyle, so that we click and feel like friends, but mostly feel comfortable doing our own thing and respecting one another's space. My weekdays are fairly quiet - I work all day and like decompressing in my room in the evenings. At the weekend I enjoy going out for walks, going to restaurants in the city, pottery, reading, fitness and nature, brunch, coffee - the usual. I work in the office 4 days a week and I work from home 1-2 days per week. I offer a chilled home life without smoking, parties and pets.

Travel: Loads of lime bikes get parked right outside. The flat is really well connected for commuting into London. Bus stop right on the door step for the 77 bus into London. 10 mins walk from Earlsfield station. Parking permits available from Wandsworth Council. Side passage with lock can be used for bike storage.

Local area: The local area has pubs, a huge shopping centre and cinema, big Sainsbury's, Tesco express and M&S within walking distance.
