Friendly 3-bed in Wandsworth with big garden

We're two flatmates hoping to find a third person who is looking for a place to call home. We're friendly, considerate, and very clean, and hoping to find someone that would like to be friends, hang out sometimes, but also respect each others' space.

The flat is on the ground floor with a large living room, separate kitchen with a washing machine, separate toilet, and a bathroom with a big bathtub and shower. We have a big private garden, with uncovered space for bikes, which can be accessed without going through the flat. All the rooms are spacious, with high ceilings and big windows (single glaze so not the warmest). The majority of the appliances are less than five years old.

The room is available from July 2025 (exact date tbc but likely to be towards the end of July).
It comes with a bed and mattress, bedside drawers, large wardrobe (white), one bookshelf (brown), ⁠little coffee table (brown) and ⁠long mirror visible in the photos. The room has a large window that looks out onto the neighbours' garden, and has curtains and a blackout blind.
Some of the furniture can be removed if you don't want them.

The rent (£700 pcm) is for one person including water bills and council tax, but electric, gas and internet is on top of that. Electricity and gas varies per month, but averages to around £30 each in the summer and £80 in the winter.
Internet is around £10 per person on our current contract.
Private landlady who is really nice so no fees to start renting, except a £700 deposit. Couples are welcome, for an additional £150 (£850 pcm in total).
No smoking inside, but can smoke in the garden.

Located in Wandsworth, right next to Wandsworth Common - very lovely, friendly, safe and green area. Local shop, dry cleaners, coffee shop / bakery and pub 3 minutes away, and Southside shopping centre is a 7 minute bike ride or 20 minute walk. There are also two local Sainsbury's shops in 10 to 15 minutes walking distance. Nearest train stations are either Wandsworth Common (13 minute walk) or Earlsfield (18 minute walk) - both are one stop to Clapham Junction, and go to either Vauxhall (Victoria line), Victoria or Waterloo. Nearest tubes stations are Balham or Tooting Bec (Northern line) - 10 minutes by bus or about 25 minutes walking. Nearest bus stop, 219, is a 4-minute walk away with services to Clapham Junction and Tooting Bec (both 10-15 minutes).

We are looking for professionals who are clean, friendly, liberal, and considerate. We're in our 30s and ideally would like to find someone around the same age as us who wants to treat their space like a home. We are friendly and social, but also quiet and relaxed so, after a long day at work, we look forward to coming back to a peaceful space where we can say hi to each other, share a funny story from the day and then know that we can rest. We each lead busy lives and have our own friends and hobbies, but we always make an effort to spend time together so that it doesn't feel like we're living with strangers. We both love music and enjoy exploring the amazing cultural and food scene that London offers.
