Double room in 2-bedroom flat by Wandsworth Common

I’m moving out of my big room right by Wandsworth Common in August, and am looking for a girl to takeover the contract. The flat is a big 2-bedroom flat with a Lange living room, a big and clean bathroom, and a smaller kitchen (but it has a dishwasher and a big fridge and is also very clean). The room comes unfurnished so you have the possibility to make it in to your own space with your own furniture.

You’ll be sharing the flat with my lovely Norwegian flatmate Marthe. She spends a lot of her time at her partner’s so you’ll have the flat to yourself most days. The room would suit a girl in their mid/late 20s who likes their own space and quiet, and doesn’t mind spending a lot of time on their own (perfect for someone who works from home), as well as being social, fun and outgoing. It’s also important that you’re tidy and like a clean space.

The flat is super nice, and we’ve bought all of the furniture ourselves (you’ll have to be comfortable buying shared furniture off me, and there’s also a possibility to buy some of the furniture in the bedroom if you’d like). It’s a top floor flat and keeps the heat very well during the winter, which is always beneficial! It’s located right next to Wandsworth Common, and only a short walk to Earlsfield station, Wandsworth Town station, and Clapham Junction. We have a bus stop right outside the door where bus 77 traffics, and others close by. It’s a 15 min walk to Northcote road with loads of bars, pubs and restaurants.

The contract runs until October 2026, but there’s a 2 month break clause or you can easily change a tenant if you’d like to move out earlier. We rent through an agency and any candidate will have to go through reference checks etc. We’re currently on the no deposit scheme.

Rent is £1200 pm without bills, which usually comes to about £100 pp/month depending on the time of the year. Ideally you’d take over the contract from August 1st or around that date, but it depends on how long the reference checks take for the agency.
