Hi,

Having lived for several years in this excellent house, two of us are moving out as we're buying our own places. We have just found a lovely new tenant for one of the rooms but there is a great bedroom with private bathroom still up for grabs! You'd be sharing the house with Roberta, who has lived here a year and a half and is staying in the tenancy, together with the new housemate Abby.

The house is a spacious and well-maintained maisonette on the first and second floor of a Victorian terrace in the Tonsley's. It comes with a good kitchen/diner, complete with dishwasher, washing machine and separate dryer, and a large, light living room, three bedrooms and two bathrooms.

The house is rented unfurnished (hence why the low rent), but some of the furniture was left here by former tenants throughout the years and will stay even after we leave. Bills are directly managed by the tenants and usually come in at c. £100 per person per month (including council tax, water, gas & electricity, Wi-Fi & digital TV, and a weekly cleaner).

The bedroom is located on the first floor, at the back of the house. It faces onto quiet rear gardens and benefits from the morning sun. It currently has a double bed with storage, two matching wardrobes, chest of drawers, bedside table and a chair in it. The current tenant, Georgiana, is happy to sell all of the furniture (minus the mattress) to the new tenant, if they wish to have it. It's in pretty good nick and might make your life easier, plus it'd be a great deal - but up to you. A big bonus of the bedroom (and unusual in London house shares!) is that with this room you'd get exclusive use of the bathroom next door (which has recently been refurbished).

The other two bedrooms and bathroom are on the second floor above.

The Tonsley's are a lovely and very sought-after area in the heart of Wandsworth, with charming shops and cafes 1 min away on Old York Road and the Southside Shopping Centre 5 min away in the other direction (with Waitrose, Sainsburys, restaurants and a cinema). It is well-connected to Central London, with Wandsworth Town station just down the hill (trains going to Vauxhall, Waterloo or Richmond), a bus stop around the corner on East Hill (buses to Victoria, Whitehall, Clapham Common, Putney, Wimbledon, Tooting and Hammersmith), and Clapham Junction just a 20 min walk / 7 min bus ride away.

Roberta is 32 and works as a nanny. She is very easy-going and friendly. She values our clean, quiet, relaxing home that she can unwind in, but she is also very happy to watch trash telly together in the evenings or share a cheeky take-away every so often. The other new housemate, Abby, is a language teacher and likes theatre. This is really a great house and excellent value for money, and Roberta would love to find another like-minded housemate she can share the home with.

Georgiana is looking to vacate the room around the weekend of 5th or 12th December.
